Plot for sale
Rare 60-acre site on offer to industrial market

A 60-acre plot off the Edinburgh bypass at Sheriffhall Interchange is being sold for commercial development.
Given its location at the junction of the A7 and the A6106, and access to the A1 and motorway network, it is expected to attract interest from the logistics sector.
Transport Scotland is expected at some stage to upgrade to the Sheriffhall Interchange, which will improve traffic flow.
The industrial market across Central Scotland continues to face a significant shortage of available accommodation for industrial, warehouse and manufacturing uses.
According to CoStar, the regional vacancy rate has now fallen below 2%, with occupier demand constrained by limited existing and pipeline supply. Development opportunities remain scarce, with many suitable sites allocated within Local Development Plans for residential or alternative uses such as student accommodation or Build to Rent.
Established industrial estates are operating at or near full capacity, driving sustained growth in both rental and land values.
Bryce Stewart, senior eirector at CBRE Scotland, which is marketing the site for Lowe Dalkeith Farms, said: “This is a rare opportunity to secure a development site of genuine scale and strategic importance within the Scotland market.
Sheriffhall Interchange is already a key transport hub for the city and wider region, and with the planned infrastructure improvements it will only become more attractive to occupiers and investors.
“With strong connectivity, proximity to Edinburgh’s workforce and flexibility for a range of employment uses, we expect significant interest from both national and international parties.”
Industrial unit sold
Maven Capital Partners, the UK property and private equity manager, has completed the £3.35 million sale of an industrial building at ABZ Business Park in Aberdeen to French real estate investment manager Epsicap REIM, acting for its regulated SCPI fund, Epsilon 360°.
The modern 18,466 sq ft property, near Aberdeen Airport, was acquired by Maven clients in 2018. It has been fully let to Aramark since construction, with the current lease running until October 2032.
The asset has delivered consistent income for Maven investors, generating a running yield of 6% per annum during the investment period. The sale price represents a yield of 8.5% for the buyer.
Epsicap REIM is an investment manager specialising in small and mid-cap assets across Europe. Its SCPI fund, Epsilon 360°, launched in 2021, targets assets between €1 million and €10 million.
Paul Johnston, Ppartner at Maven, said: “This sale represents a timely and prudent exit from an asset that has performed well for our investors, delivering a strong yield. While the Aberdeen market remains uncertain, we are pleased to have secured a strong offer from a credible international buyer.”
Ryden acted for Maven and Welbeck Real Estate Advisers represented the purchaser.
