Office deal
Scarborough Group acquires Younger Building

One of Scotland’s biggest office buildings is to be refurbished after being acquired by a regeneration specialist.
Scarborough Group International (SGI) has purchased the former Younger Building at the Gyle, Edinburgh, from OakNorth Bank for an undisclosed sum.
The 89,863 sq ft, six-storey building was constructed in 1999 for Royal Bank of Scotland. Now vacant, it provides Grade A accommodation but is in need of an upgrade.
SGI hopes to begin work on site in the summer.
Simon McCabe, chief executive of SGI, said: “The former Younger Building is a fantastic opportunity for us. It’s in a great location, has excellent transport links and provides a strong foundation for transformation.”
Benjamin Du Boulay, senior director at OakNorth Bank, said: “We are confident that this redevelopment will breathe new life into the site and contribute positively to West Edinburgh’s business landscape.”
Both the Younger Building and Drummond House, also at the Gyle, were sold by RBS in June 2021 to Shelborn for an undisclosed price. OakNorth Bank held a fixed charge as a security trustee for Shelborn Edinburgh.
Eighteen months ago the Younger Building was turned into a temporary home for 42 artists but has otherwise remained empty.
Across Scotland, SGI has delivered more than 1 million sq ft of commercial space, including the redevelopment of 110 St Vincent Street and RWF House in Glasgow, and the refurbishment of 93 George Street in Edinburgh.
The group has 1.2m sq ft of commercial space currently in the pipeline, largely centred around its Queensferry One development in Rosyth.
