Redevelopment plan for Baillie Gifford offices

Proposed development seen from top of Leith Walk

A plan has been unveiled to redevelop the offices of fund manager Baillie Gifford at the foot of Calton Hill in Edinburgh.

Ardstone Capital has submitted an application to the city council on behalf of the owner.

Located on Leith Street, opposite the St James Quarter, the 200,000 sq ft of accommodation includes a number of roof terraces, co-working areas and an internal atrium that has the potential to act as an auditorium.

The building dates from the 1990s and is said to be in need of updating which will require significant remodelling such as replacing windows, the façade, lifts and entrances. Materials will be re-used on site or recycled.

Craig McDonald, principal and managing director of Ardstone Capital UK, said: “The application seeks to deliver an office building comparable to the best in Europe, which will serve Edinburgh well into the future.”

Baillie Gifford is relocating to the new offices in Haymarket.
